Energy Loss Audit
An energy loss audit evaluates the energy efficiency of your home or business. The goal of an energy loss audit is to identify cost-effective ways to improve the comfort and efficiency of homes and businesses.
Some homes and businesses may qualify for energy efficiency grants from the government for any needed improvements that are revealed by an energy loss audit.
- Identification of energy loss in walls, ceilings, floors, windows, and doors.
- Complete inspection of the electrical, heating, and cooling systems.
- Examination for water or moisture damage, such as a leaky roof or plumbing leaks.
- Detection of missing or damaged insulation.
Heat Loss
An infrared camera can reveal heat loss in various areas of a home, such as this second story window. The after photo shows the same window after minor adjustments. The heat loss has been corrected.
System Defects
This photo shows a hot spot in a heat exchanger of a furnace, which could be something serious. An infrared imaging inspection of the heating system is also included in an inspection.
Water/Moisture Damage
This photo reveals moisture damage from frost on a window sill. The darker the color, the more extensive the moisture damage. Loss audits can reveal moisture and water damage in various areas.
Past Inspections
1890's Home
This is a home I inspected in Decorah, Iowa, built in the 1890s. The home has a new addition in the back, but this photo highlights the stunning architectural details of the original home. The home still has the original gold covers over the radiators for decoration and to prevent burns.
Log Home in the Woods
This is a home I inspected a few miles south of Spring Grove, Minnesota. This log home is tucked back in the woods, with beautiful woodwork inside and out, and came fully furnished. The road getting there was narrow and hilly and packed hard with snow which made me glad I had 4-wheel drive!
Delicate Woodwork
This is a house I inspected in Osage, Iowa, built over 100 years ago. It has beautiful woodwork inside and out, as well as a new garage.
Crawl Space
I can't think of a better reason to have a home inspection before purchasing a home than this. This photo shows a floor supported by 2ft and 3ft long wood beams and old car jacks. This is how NOT to support a floor.
Full Length Porch and Deck
This is a house I inspected south of Osage, Iowa. It has log siding with a full length porch on the front of the house, a full length deck on the back of the house, and a decorative concrete patio on the back of the garage. The inside has an open staircase and fire places. A very nice house!
Geo-thermal Heating and Cooling
This is a log house I inspected east of New Hampton, Iowa. It features geo-thermal heating and cooling, with floor heat in the basement and garage and a fireplace in the living room. A beautiful and energy efficient home!

The cost of a home inspection varies depending on the square footage of living space and is typically $250-$400. Additional costs for radon testing run between $35-$65.
Energy Loss Audits
An Energy Loss Audit, depending on square footage, costs between $150-$250 dollars. A savings of 25% is offered when an energy loss audit is requested with a home inspection.
